The Hokkaido-based housebuilder's operating loss widened to ¥1,019 million in the three months to August 31 from ¥711 million a year earlier, as net sales fell 16.1% to ¥6,058 million and costs for new stores ran ahead of revenue. Most homes are booked on handover, which clusters in the fourth quarter. The company kept its full-year forecast of ¥2,113 million operating profit and completed the takeover of Aera Home's custom-home business on October 1.

Logos Holdings Q1 FY5/2027 earnings summary

A seasonal first-quarter loss

Logos Holdings Co., Ltd. (TSE: 205A) reported consolidated results for the first quarter of FY5/2027, June 1 to August 31, 2026, on October 15, 2026 under Japanese GAAP. Net sales fell 16.1% to ¥6,058 million and gross profit 12.6% to ¥1,043 million, while selling, general and administrative expenses rose 8.3% to ¥2,063 million. The operating loss widened to ¥1,019 million from ¥711 million, the ordinary loss to ¥1,063 million from ¥738 million, and the net loss attributable to owners of the parent to ¥730 million from ¥531 million, or ¥186.15 per share.

The group books most homes on handover and handovers concentrate in the fourth quarter, so first-quarter results are typically weak. It is working to spread construction more evenly through the year to improve profitability. Personnel and advertising costs for new stores, which take time to contribute, ran ahead of revenue; in June it opened its third store in the Tokai region, in Ogaki, Gifu Prefecture, and it plans further openings centred on Tokai and Kanto. The group reports a single segment.

Two acquisitions

Subsidiary Hoei Kensetsu completed the purchase of the built-for-sale detached-housing business of Sapporo-based Sassho Bussan on June 5 for ¥1,600 million in cash, taking on mainly real estate held for sale. A newly formed subsidiary, LHD-1, now renamed Courage Home, took over the custom-home business that Aera Home runs from its stores through an absorption-type split that took effect on October 1, 2026, after court approval on September 24; the consideration was ¥14 million. Aera Home, founded in 1963 and known for its externally insulated houses, had cut back to 19 stores after weak results, and Logos plans to restructure the business.

Balance sheet

Total assets rose to ¥26,819 million from ¥23,225 million at the end of May, as costs on uncompleted construction and real estate for sale grew while cash fell, and advances received on construction contracts rose ¥5,422 million. Net assets fell to ¥3,060 million after the quarterly loss and ¥248 million in dividends, taking the equity ratio to 11.4% from 17.4%.

Outlook and dividend

Logos kept its FY5/2027 forecast of net sales of ¥54,273 million (+9.6%), operating profit of ¥2,113 million (+45.8%), ordinary profit of ¥1,882 million (+42.0%) and net profit of ¥1,160 million (+45.2%). It plans a year-end dividend of ¥88.75, up from ¥63.39.
