Business Description
Where its two large peers either anchor themselves on one flagship district or recycle finished buildings into funds and REITs, Sumitomo Realty develops and owns. Its portfolio runs to hundreds of office buildings spread across central Tokyo rather than clustered in a single estate — in Shinjuku, where its head office stands in the west-side skyscraper district, and in Roppongi, Akasaka and other wards. Alongside leasing it develops and sells condominiums, runs Shinchiku Sokkurisan, a whole-house renovation business that rebuilds an existing home around its original frame, and operates the retail brokerage Sumitomo Fudosan Step.
Leasing supplies the bulk of operating profit, so central-Tokyo office vacancy and rents set the course, with condominium prices and handover timing adding a lumpier second stream. The model is also the most debt-heavy of the three: the company funds its steady pipeline of new buildings largely with borrowing, which has powered a long run of record profits but makes interest rates a more direct risk than for its peers, alongside construction costs. The company was established in 1949, after the post-war break-up of the Sumitomo zaibatsu, and reports on a March fiscal year.
