Business Description

Mitsui Fudosan's home ground is Nihonbashi, the old merchant quarter it has spent two decades rebuilding — the COREDO Muromachi complexes are its work — rather than the Marunouchi estate on the other side of Tokyo Station. The portfolio reaches well beyond offices: the LaLaport shopping centres and the Mitsui Outlet Park chain, Mitsui Garden Hotels, logistics facilities, the housebuilder Mitsui Home, and the Tokyo Dome group, acquired in 2021. Overseas it develops in the United States, the United Kingdom and Asia, and holds a large interest in the 50 Hudson Yards office tower in New York.

Revenue splits roughly into 35% leasing, 27% property sales, 19% management and 9% facility operations, with overseas markets contributing about an eighth of the total. What separates the company from a conventional landlord is how much it does not own: it develops buildings, sells them into funds and REITs, then keeps earning management, brokerage and asset-management fees on them. That makes profit lumpier, because gains on property sales are booked when a deal completes rather than accruing month by month. Central Tokyo office rents and condominium prices set the direction of the two largest segments, while rising Japanese interest rates work on both sides of the ledger, lifting funding costs and pushing up the capitalisation rates against which its buildings are valued. Incorporated in 1941 — the Mitsui family's property interests are far older — it reports on a March fiscal year.
