Business Description
Daiwa House builds single-family houses and condominiums, but its larger businesses lie elsewhere: rental apartment buildings constructed for private landowners, which the group then often manages and sublets, creating a recurring income stream; commercial facilities such as roadside stores; and corporate facilities — above all logistics warehouses and, increasingly, data centres, which it develops and frequently sells to investors. Overseas it has become one of the larger Japanese builders in the US single-family market through acquisitions including Stanley Martin, with further operations in Australia and Asia.
Earnings follow Japanese construction demand and building costs, US housing demand and mortgage rates, and interest rates more broadly. Gains on selling completed logistics and commercial properties make profit lumpier than revenue, so a single year's result can swing on the timing of disposals. The company is credited with starting Japan's prefabricated housing industry: under founder Nobuo Ishibashi it launched the steel-pipe Pipe House in 1955 and the small prefab Midget House in 1959. Headquartered in Osaka, it reports on a March fiscal year.
