Business Description

Few listed landlords anywhere control so much of a single prime central business district. Those roughly 30 buildings make Mitsubishi Estate the effective planner of Marunouchi as well as its owner, and the company is now pushing that redevelopment into neighbouring Otemachi, where the Torch Tower going up beside Tokyo Station is designed to be Japan's tallest building on completion. Beyond the core estate it develops and sells condominiums and detached houses, runs shopping centres, logistics facilities and hotels, operates in the United Kingdom, the United States and Asia, and manages property funds for institutional investors.

The revenue mix is landlord-first: commercial property and the Marunouchi portfolio together supply well over half of segment revenue, residential about a quarter and overseas roughly a tenth, with investment management, architectural design and property services making up the rest; Because the leasing segments earn far higher margins than residential, they weigh heavier still in profit. overseas operations account for around 13% of revenue. Office occupancy and rents in central Tokyo — tight in recent years — therefore set the tone, while condominium earnings are lumpy because profit is booked only on handover, and gains on asset sales can swing a year's result. Rising interest rates cut both ways, lifting funding costs and pressing on the capitalisation rates at which property is valued. Incorporated in 1937, the company reports on a March fiscal year.
